Scan to BIM Models

Transforming Physical Spaces into Intelligent Digital Building Models

Our Service

Acurise delivers high-precision Scan to BIM services that convert the physical reality of your building or infrastructure asset into a fully coordinated, data-rich Building Information Model. Using advanced terrestrial LiDAR scanners and photogrammetric capture technology, we acquire millions of precise point measurements per second, producing dense point clouds that capture every surface, structural element, and spatial relationship within your facility.

Our experienced BIM technicians and geospatial specialists then process the raw point cloud data and develop intelligent Revit or IFC models at the Level of Development (LOD) appropriate to your project requirements — from LOD 200 for concept coordination to LOD 400 for fabrication-ready detail. The resulting BIM model becomes the single source of truth for all subsequent design, construction, or facilities management activity.

Whether you are undertaking a major renovation, conducting a heritage documentation project, preparing for MEP refurbishment, or delivering an as-built model for handover to a client or municipality, Acurise provides Scan to BIM solutions that eliminate the uncertainty, rework, and cost overruns associated with inaccurate manual surveys.

What Is Scan to BIM and Why Is It Transforming the Construction Industry?

Scan to BIM is the process of capturing an existing built environment using 3D laser scanning technology and converting the resulting point cloud dataset into a parametric Building Information Model. The approach has revolutionised how architects, engineers, and contractors engage with existing structures, replacing error-prone tape measurements and 2D drawings with millimetre-accurate 3D digital replicas.

Terrestrial LiDAR scanners emit millions of laser pulses per second, each reflected from a surface and returned to the scanner, which calculates the precise three-dimensional coordinates of every return. The combined result is a point cloud — a dense, georeferenced constellation of data points that forms a spatially accurate representation of the scanned environment. Overlapping scan positions are registered together to produce a seamless, full-coverage model of the facility.

In the context of the UAE’s built environment, where buildings and infrastructure are ageing, being repurposed, or undergoing major upgrade programmes, Scan to BIM provides the accurate baseline data that design teams need to proceed with confidence. The ability to detect clashes before construction begins, to validate design intentions against real-world conditions, and to deliver an asset information model at project completion is rapidly becoming a standard expectation for public and private sector clients like.
